Based on a recent survey & valuation there is "evidence of some spalling and the potential for reinforced concrete corrosion is noted to the reinforced concrete framework to the block and this should ideally be investigated by a competent and reputable structural engineer as it could lead to the need for structural repairs which could be expensive." Investigation required by mortgage lender to confirm that there are no substantive problems.
Hello,
I am a ARB registered architect and a RIBA chartered member based in London with experience in projects with concrete structures.
My proposal will include three stages:
1 - Pre-visit research:
- Archives and local authority research about the building. Gathering all the information about the construction method and technics kept in local archives.
2 - Visual investigation on site investigation:
- Visual state of the concrete structures
- Crack Measurement
- Damp tests in the affected areas
- Size survey of the affected area
3 - Investigation result:
- Report with findings and recommendations
