We are an information technology company partnering with a restaurant owner for the purpose of jointly developing a piece of commercial property into a mixed use building that will include: warehouse, office spaces, tech exhibits, restaurant with outdoor seating areas, and upper floor residences. The property is located in California US and is zoned correctly for the purpose. The coordinates of the property are 35.122567° -120.590901° and files showing the property borders in red are attached. The existing structures within the red border will be demolished prior to development.

The property setbacks are 5 ft from the edge of the perimeter sidewalks and the building envelope is 75%, further details are included in the attached files but not all are required for this first part of the project. The first phase of the contest awards a $1000 prize to a creative design concept for a 3-story building that meets the specified design criteria with the most appealing and visually stunning flair. Entries shall be submitted as 3D artist renderings and or illustrations from multiple angles, animations may also be uploaded to your YouTube account and shared. Parking can be both surface and under the building 2nd floor. There are 99 parking spaces required with building area details specified in the attached files.

This design concept contest will be open until around June 24 and we welcome anyone with a creative flair for building design to enter. Questions regarding design and development will be answered several times throughout each day to ensure all participants understand what we are trying to achieve and the desired design direction. We may want to purchase additional non-winning entries for an agreed upon amount from the contributor. Our goal is to crowdsource this project in order to come up with a compelling design, including various unique elements which can be tuned and finalized before construction begins. We may also desire to retain the top contributors to be on the architectural team for the actual development.

Some basic requirements for the project are:
1) The first floor adjacent to Faeh Ave must include a 10,000 sf warehouse with two 12' high, 14' wide roll up doors onto Faeh Ave. All other traffic should flow toward the freeway side of the project.
2) The 2nd floor needs to be mainly comprised of Class A office space.
3) The 3rd floor over the entire project could be up to fifteen 2bd/2ba Condos and possible roof garden and even a rooftop bar/restaurant along the freeway side.
4) There needs to be some type of clock tower or taller façade on the 3rd floor rooftop where antennas may be housed. The minimum size of this façade would be 6ft by 6ft with a 10-15ft height.
5) The floor to ceiling height on the first/ground floor needs to be 14' and the upper floors 9' floor to ceiling. The joist span over the warehouse will need to be around 3' and the upper floor joist depth around 2'. This will give us a ~40 building height which should be approvable by the City. The warehouse is really the only section of the first/ground floor that requires the additional height as far as interior space yet if the second floor overhangs the building perimeter edge parking, the additional height will also prevent tall vehicles from damage.

** Bonus points for any designs that make creative use of the rooftop space, entries will be judged by our team and the city for creativity and feasibility.

    Hello Tom, I am a little bit confusing while I reading your previous comments. By the document that you uploaded, this project should have the same number on both FAR and BCR(building coverage ratio), that means if looking for the max utilization of BCR then you will get a project with single floor but joking on the elevation. And also in general people don't looking for a lower utilization of BCR instead to squeeze it. So please let me know if I got misunderstanding of your intention about this project. Thank you.

      By making this multi level, we are satisfying the 100 parking space requirement while adding two upper floors for offices and residents. Please review the Arroyo Grande guideline document for further details.

      The 75% buildable area is in regards to the footprint of the building on the lot. The other size requirements encompass the additional floors.

    Hi Tom, appreciate the feedback on our clarifications it is really helpful. I just need to clarify something on the rooftop Dining/Restaurant area. You indicated in the description, for an inclusion of a façade with height of about 10' - 15'. So am assuming this height addition does not interfere with the 40' height limit of the main structure? Please clarify that for me would really appreciate it. With that in mind is it possible to add minor structures on the rooftop such as a bartender enclosure or mini cooking area? am assuming these structures may be adding in excess to the required 40' you are working to approve. Finally where is the restaurant Kitchen to be located? I was thinking of maybe adding one on the third floor as one approaches the rooftop but I do not not have an idea of how big this area(Kitchen) needs to be. Thank you and Regards.

      I believe that any minor additions are allowed such as church steeples, clock towers, church crosses etc. These minor protrusions all have to be approved by the City. It may be possible to get a bar approved but I am unsure. I would suggest presenting it as a concept, then if all goes well, we can try and get it approved at a pre-meeting with the city. My suggestion would be to also place it on the freeway side away from the houses on Faeh Ave as the neighbors would not want the noise.

      The kitchen would also likely be best placed on the ground/first floor with an interior seating area. Then use a dumbwaiter for the rooftop patio dining area.

      The current maximum height is listed at 36' in the guidelines however there are a couple of slightly taller buildings in the city that were approved using the full City Council process. We are going to propose a 40' building with 42" semi-transparent rooftop railing added.

      The current regulation is that the lot may be 75% occupied with structure(s). The parking space requirement is around 100 parking spaces. These two requirements together lead us in the direction of recessed parking under the building occupying part of the ground/first floor buildable area with part of the 2nd and 3rd stories covering some of the spaces.

      Please review all the attached documents and reach out early and often for feedback and review. The goal is to creatively use the space while building enough rentable warehouse, office, residential, and restaurant space to make the project financially sustainable.

    Please use a 14' floor to ceiling for ground/first floor and two 9' floor to ceilings for floors 2 & 3. This along with structural joist depth will give us ~40' total allocated height. A semi-transparent rooftop deck railing at 42" should be fine by the City. Please make the bay doors on the warehouse 12 ft tall opening and 14' wide.

    The additional height of the ground/first floor will also allow the second floor to overhang around the building perimeter and allow for additional recessed parking.

      Hi. By "14' ceiling" as well as "9' ceilings", are you actually referring to the "floor-to-floor height" (regardless of the thickness/depth of the floor slabs + any false/suspended ceilings)? Please clarify.
