Product User's Guide for Novices

I need to create a detailed user's guide for one of our products. The main purpose of this project is to make any person (even novices without knowledge about technical issues and terms) understand how to use this product.
The user's guide must be created in 2 different versions. One Flash version describing all details, cautions, functions, operation about the product and HTML (or php or any other programming language) version to be accessible at the products webpage.
It is very important that you understand the product in order to be able to create the user's guide.
The product has 3 different functions (described in the manual which can be downloaded from the link below)
