Review all contracts, addendums and documents to ensure valid signatures, initials and dates.
Introduce Transaction Coordinator to all parties to the contract and service providers (agents, lenders, inspectors, title company, etc).
Enter contact information, dates and documents to our Transaction Workflow System
Send executed contract to all parties including agents, title company and Buyers lender.
Verify and document EMD with escrow company and obtain file number.
Coordinate home inspection with buyer and listing agent.
Coordinate communication of inspection dates to listing agent.
Monitor and report on contingency removal dates.
Upload all transaction documentation to brokers transaction management system (Paperless Pipeline, DocuSign, etc).
Monitor and report on Buyers loan approval.
Submit necessary documents to escrow.
Ensure all parties are coordinated on scheduled closing date.
Complete pre-closing document and signature audit.
Deliver to buyers agent and/or broker a complete, digital copy of all transaction documents and signatures.
