We are looking to create a residential and commercial property rental tracking application. The application must be able to track properties with info, renters with info, and accounting pretaining to renters and property. The accounting portion will be tracking rent due, late rent payments etc.
The application must be web based using PHP or ASP.NET 2/3.x with some flash or silverlight, with databases of MS SQL or MySql. We would like to hear your thoughts on which technology to use for best reults.

Hi Everyone,
I had an interesting meeting with my business partner today. After further discussions we've decided to make the winning bidder a partner. As a partner you will be responsible for the following:
- Develop the application
- Maintain/manage the application
- Host the application
- Add features
You will also be paid for the initial development of the application.
As a partner, you'll get 10% of all profits made. All you have to do is maintain the application for us and add features as needed. The reason for our decision is that we don't really have the time or man power to maintain this application and it would only make sence to make the winning bidder part of our team.
My self, my partner and the winning bidder will all have to sign a "none competition agreement" before we move forward. This agreement will guaranty that none of us can leave and go out and sell this application or build another one like it. The details will be drafted by our lawyers.
I think this is a great business opportunity for anyone who wants to be paid for their work and make a residual income for them selves.
I would like to hear everyone's thoughts and/or comments on this. We appreciate your time and interest in this project.
